Condominium Development Plan For Low Income Group "MASKAN-E-MEHR" Golbahar New Town-City of Mashad (2007-2010)
Golbahar New Town is a satellite town for the City of Mashad with a target population of 500,000, located 35 km. West of this second largest city of Iran.
The New Town started to grow since 1990, and the first phase of its development plan with a population of 100,000 is partly completed and inhabited.
In 2007, The National Housing Policy for Low Income Group provided substantial economic facilities and opportunities for this group, all over Iran.
In Golbahar New Town, provision of 30,000 condominiums for the members of nine major cooperatives was the new demand for starting the second phase of development of this town, with an area of 1000 hectares. This phase inhabits a population of 150,000, with almost 60% of the population under the poliey of Maskan-e-Mehr.
Approximately, 60% of 1000 hectares of the second phase of the New Town was dedicated for this Housing Policy; one apartment for every member with an average of 75 sq.m., and an estimation of almost US$ 25,000 for the total urban infrastructure and housing costs.
The average gross population density per hectar, in this phase is 165 with an average building density of 112% inside the neighborhoods for this program. The apartment buildings in this program vary from 3 to 6 floors based on their locations.
